Investment Philosophy
The company’s philosophy is to identify and acquire real estate investments with a minimum value of $3 million (vacant land acquisitions, however, would justify a lower valuation) in high-demand, supply-constrained, in-fill trade areas with high barriers to entry. The assets acquired should provide significant profit potential and above-market yields by Warner Pacific Properties:
- Acquiring an asset at a discount – either a motivated seller or an off-market transaction;
- Implementing aggressive leasing and property management practices;
- Applying creative asset management practices;
- Purchasing an out-of-favor asset class; and/or
- Enhancing value through the timely sale of assets.
The most important element in Warner Pacific’s investment philosophy is to stay disciplined in its approach to acquiring real estate assets at a profitable price and below replacement costs. One of the reasons the company is able to follow such a strategy is that its three (3) principals focus only on those deals that meet the investment criteria set forth by Warner Pacific Properties and its investors. |
